What is the estimated HOA Fee? What does it cover?
$175 monthly. It will cover maintenance of the common elements (i.e. sport court, pond, and playground), maintenance of the trails and open space, annual HOA legal fees.

How do I know if I qualify for the affordable units?
For FY 2025 the Area Median Income (AMI) is $129,800. To qualify to purchase the affordable units the buyers household will need to make under $155,760, which is 120% of AMI. In order to obtain final approval you will need to submit your tax return to the Planning and Sustainability office in Cumberland, Matt Sturgis will be able to assist you with this process.
What happens when I want to resell my affordable unit?
The affordable restriction will remain with the property for 30 years. When you go to resell a unit the maximum sale price will be determined by the town of Cumberland and the same income limits will apply to buyers.
Can I have a pool or trampoline in my yard?
No, individual swimming pools, trampolines, basketball hoops, and similar recreational equipment are not allowed. Hot tubs may be permitted if properly screened and approved by the Developer or HOA.
Are fences allowed on the property?
Above-ground fences are not permitted, except for Developer-approved privacy fencing or underground electric fences for pet containment.
What are the rules around sheds?
Each home may have one shed. It must either be purchased from the Developer or approved by the Developer/HOA in terms of size, design, and placement.
Can I make additions or modify the exterior of my home?
All exterior changes—such as decks, pergolas, or additions—require Developer or HOA approval. Wood and pellet stoves are not allowed.
How is landscaping and snow removal handled?
The HOA maintains common areas, while homeowners are responsible for their own yards, driveways, and walkways. Optional landscaping and snow removal services may be available through the HOA.
Are solar panels allowed?
Yes, but they must be installed on the non-street-facing side of the home and require approval.
How big is my individual lot?
Each unit has a reserved common element, for exclusive use, of approximately .15 - .2 acres. The association sits on 37.1 acres that includes: open space, trails, a pond, a sports court and playground for common use.
